Market update · October 27, 2026
More choice, but no single Sommers Bend market.
The latest CRMLS snapshot shows active inventory across a wide range of home types and prices. The practical takeaway is not one community-wide number. It is knowing which homes are truly competing with yours.
What the numbers mean
Selection has grown. Precision matters more.
There were 34 active homes in the Sommers Bend search when this update was prepared, plus five homes that were pending or under contract. Twenty sales closed during the prior 90 days. That gives buyers meaningful choice, but it does not mean every seller is competing with every active listing.
The active list-price range ran from approximately $499,900 to $2.92 million. That spread reflects the variety inside Sommers Bend: Discovery townhomes, Blossom and Revel single-family or semi-detached homes, established detached collections, Esplanade 55+ residences, and larger luxury and new-construction offerings.
A median price can describe the group. It cannot price an individual Sommers Bend home.
For sellers
The 90-day median sale price was $855,000, with a median 24 days on market. Closed homes sold for a median 98.8% of their original asking price. Those numbers suggest that buyers are still engaging, but presentation and pricing must align with the correct collection, floor plan, lot, condition, upgrades, view and current alternatives.
For buyers
More active listings can create negotiating room, but desirable homes can still move quickly. In the most recent 30-day window, six sales closed with a median market time of 12 days. Buyers should evaluate the full cost and property type rather than assuming every listing will follow the community-wide average.
A note on property types
MLS labels do not always reflect how residents and local specialists distinguish the collections. For this report, Discovery is identified as the townhome collection. Blossom and Revel are described as single-family or semi-detached homes and should not be grouped automatically with Discovery.
